The overview

A full remodel is the right call when the layout is wrong, the waterproofing is unknown, or the last renovation was done in pieces by different trades over fifteen years.

We take the room back to studs and subfloor. That is the only honest way to know what you have. In Chicago two-flats and pre-war buildings we routinely find cast iron that has thinned, galvanized branches that were never replaced, and a shower pan that has been quietly wetting a joist since the Clinton administration.

Once it is open, the plan can change. Moving a door swing, stealing eight inches from a closet, or turning a five-foot tub alcove into a curbless shower are all cheap decisions while the walls are open and expensive ones afterwards.

The rebuild follows a fixed order: rough plumbing, rough electrical, inspection, backing and blocking, waterproofing with a photographed flood test, tile, glass, fixtures, millwork, paint, then commissioning. Nothing gets skipped because the schedule is tight.

  • Full demolition

    Protected corridors, dust containment and daily debris removal, including the freight elevator plan.

  • New rough-in

    PEX or copper supply, new waste and vent as needed, and a licensed plumber on record.

  • Electrical update

    GFCI protection, a dedicated heat circuit, code-correct exhaust and new lighting layout.

  • Waterproofing

    Bonded sheet or liquid membrane, pre-sloped pan, flood-tested and photographed.

  • Tile and stone

    Dry-laid, laser-set and grouted with a stain-resistant system suited to your stone.

  • Final commissioning

    Every valve cycled, every door adjusted, and a written care and warranty pack.

Plan on the full site duration. A seven to twelve week build means the room is unusable for that period. We never tell clients a bathroom will be back in two weeks.

Always, for anything involving plumbing, electrical or structure. Unpermitted bathroom work is one of the most common issues flagged during a Chicago home sale.

You can, and some clients do for a special vanity or a vintage piece. We warranty our installation but not a fixture we did not supply.

We stop, document it, and price the remediation as a written change order. Asbestos abatement is handled by a licensed abatement contractor, never by our carpenters.
