The brief
What the owners asked for
The co-op board required that the bathroom remain sympathetic to the building. The owners required that it stop leaking into the unit below.
We rebuilt everything behind the finish line: new supply, new waste, full membrane, blocking, and a heated floor. The visible room went back with period-correct proportions.

What we actually did
- Replaced galvanized supply lines and a corroded waste stack branch
- Full bonded membrane with a flood test witnessed by the building engineer
- Original cast iron tub removed, re-glazed off site and reinstalled
- Unglazed hex mosaic floor over an electric heat mat
- Subway field with a bullnose cap rail at period height
- Recessed medicine cabinet built into a furred wall behind the original mirror position
The board approved it in one meeting. That has never happened to anyone in this building.
